Arthur Bretschneider, Managing Partner

Arthur grew up working in senior housing at his family’s 40-year old senior housing development and operating company. He began his career working at the property level managing the day-to-day of a 49-bed assisted living community, and led its repositioning resulting in a successful sale in 2008 despite the economic downturn of that time. Arthur then spent several years working in special assets and capital markets for a real estate private equity firm and a regional bank. During this time he underwrote over $300 million in approved real estate transactions (including multifamily, senior housing, and various other property types). Arthur then returned to the senior housing industry taking a position as Director for AgeSong Senior Communities, a regional assisted living operator & developer. There he focused mainly on asset management of the company’s portfolio during a transition period, and worked on business development. Arthur is a native San Franciscan, and is working towards an MBA from the Haas School of Business at the University of California at Berkeley. He earned his Bachelor of Arts from the University of San Francisco, where he studied Politics with a focus on International Relations and Economics.

Kyle Oura, Partner

Kyle has been involved in the acquisition, development, financial structuring, and operations of senior housing, multifamily, office, retail, and hospitality product types. Most recently, Kyle was a Development Associate in the San Francisco Office of Greystar, a billion dollar multifamily developer and property manager. Prior to Greystar, he was an Investment Analyst with BRE Properties, and was in charge of evaluating land acquisitions for apartment development and coordinating with construction, property operations, and research teams. Before BRE Kyle worked directly with the Founder/CEO of AgeSong Senior Communities, and helped him manage assisted living operations, cash flow, acquisition and development capital sourcing, retail property asset management, and helped complete a $23 million bond refinance. Kyle was also a Sr. Acquisitions Analyst with Prudential Real Estate Investors, and performed underwriting and due diligence for over $7 billion of approved equity acquisitions and joint-venture developments. Previous to that, he began his career as a CPA with Deloitte & Touché in San Francisco. Mr. Oura was born and raised in Honolulu, and is working towards a MBA from the Haas School of Business at the University of California at Berkeley. He attended the University of Hawaii where he earned his BA in Sociology and MA in Accounting.
